3.Start House Hunting:
• Visit homes, attend open houses, and consider driving by the potential neighborhoods of your prefference to get a feel of the surroundings to narrow down your choices.
4. Before making an offer:
As your real estate agent I will find out as much as possible about your potential new home,
priorly to sending an offer.
-As your agent I will provide you a very detailed analysis of the projected and current market value for this property.
-Revising and confirming seller’s property disclosure
-HOA rules & regulations, if any
-If occupied, how soon can they vacate the property (at closing or is post-occupancy a consideration )
-Home insurance estimates
-Assigned schools ratings

5.Make an Offer:
• Once we find a suitable property, i’ll work with you to craft a competitive offer based on comparable sales in the area.
6.Negotiate:
• As your agent, i’m always prepared to negotiate on price, closing costs, and any repairs or concessions.
7.Conduct Inspections:
• Hire professionals to conduct a home inspection and any necessary evaluations (like pest inspection or radon testing) to uncover potential issues, as well as fire, sinkholes, flooding risks.
8.Finalize Financing:
• Once your offer is accepted, finalize your mortgage with your lender and provide any additional documentation they may require.
9.Close the Sale: Congratulations,
• Review and sign closing documents, pay closing costs and receive the keys to your new home.
